About home inspection

We just bought a 28 year old house and did the home inspection. However, we

got some questions after reading the inspection report.

1. The

master bathroom receptacles. Is this a serious problem? Shall we hire an

electrician to further investigate the issue?

2. There appeared

to be oversizing of a breaker (40amp) in the panel box. For the added 
safety, recommend checking with electrical contractor and ensuring wiring 
is proper. What is the meaning of the above comments? Is it necessary to 
consult with an electrician for this issue? How to find a proper 
contractor?

3. There was a leak at the master bathroom tub 
faucet valve system.
Recommend a certified plumber further evaluate 
and make the necessary repairs. Is the problem really serious?
/>It is the first house that we buy. So we have no any experiences of how

1) This means that the neutral & hot wires are reversed in the

2) Circuit breakers are safety devices that are designed not only to  
protect the electrical system, but also to be compatible with a certain  
sized wire. Wires must be large enough for the amperage rating of the  
circuit breaker. A wire that is too small may overheat & may not trip at  
the proper time. This is a potential safety hazard. I recommend  
servicing by a qualified electrician to change the breaker to the proper  
size.  
 
3). A leak is always a problem that starts out small, but can lead to a  
lot of much bigger problems, rotting wood, mold, etc.  
 
Contact ur home inspector & ask them to explain these better for you.

2. A 40-amp breaker is unusual, but not necessarily dangerous. But it is  
a potential safety issue if a circuit would overload. In that case the  
breaker would not protect the wiring & it could overheat or start on fire.  
An electrician can determine the actual ''load'' on the circuit &  
determine if there is an issue. Or he can put in a lower amperage breaker  
& see if it trips, indicating a potential overload on the circuit.  
 
3. The leak could be an annoyance or a problem. If it is simply not  
shutting off all the water & it continues to drip into the tub, then it is  
more of an annoyance because of the noise. If it is leaking behind the  
wall, it is something you would want the seller to take care of before

problems are.  
 
For 1 & 2, since they are both electrical problems, I would call a couple  
of electricians & tell them what the problems are & get their input.  
Honestly, I don't think having these items checked would cost a lot of  
money.  
 
Plumbing is not really difficult, unless of course you don't have any  
experience. A leak is bad though because water can cause serious damage.  
If it is just at the faucet, it shouldn't be very expensive either. It  
could be more than just the faucet though & if the leak has been present  
for some time, there could be damage you can not see yet.  
 
Honestly, ur realtor or lawyer should be going back to the seller &  
telling them these concerns need to be addressed. Usually, when you write  
an offer for a property, it is contingent on getting a good inspection  
report. When I bought my house, there were a couple of things noted that  
were a concern. I told the seller what they were & told him he needed to  
fix them. It was nothing big & nothing he couldn't fix himself so it  
didn't become a big issue.
